Choosing an agent
One of the first steps you’ll take when selling your home is choosing a registered real estate agent. To give yourself the best opportunity, you’ll need to find an agent you’re comfortable with, and who has the knowledge, experience and skills to sell your home.

What is an appraisal?
When you decide to sell your home, you need to determine a realistic selling price. A market appraisal is an inspection of your property by a real estate agent to determine this selling price. A good real estate agent with local knowledge will give you a realistic appraisal of the market value of your property, whilst comparing similar homes sold in the area.

When a market appraisal is conducted, one of our experienced agents will inspect every room to establish the features and benefits that will assist in selling your home. Methods of sale
Once you’ve selected a real estate agent, you’ll need to determine what method of sale to use. There are two main methods when it comes to selling a home – private treaty and auction.
Private treaty
When selling by private treaty, a price is set for your property, then advertised for that specific amount. Potential buyers will make an offer, which the vendor (owner) can choose to accept, reject or negotiate.
- All buyers are eligible to purchase, whether conditional or unconditional
- A fixed asking price makes is easier for a buyer to negotiate a sale
- Your home will attract buyers in your price range
Auction
Selling your home at auction means you’re offering your home up for bid, then selling to the highest bidder. Using this method means you have the right to set a reserve price. If this is not met on the day of auction, then your home is not sold (unless otherwise stated by you) and it’s put back on the market as a private treaty. If the highest bidder reaches or exceeds the reserve price, then your property is sold and the auctioneer will conclude by legally finalising the contract between the buyer and seller.

- A sale on the day is a cash sale that is completely unconditional and therefor allows you to control the terms of the sale

Open home inspections
Open home inspections are considered an important part of selling your home, for they maximise the number of potential buyers who view your property. It also allows buyers the opportunity to inspect your home without feeling like they are intruding.
Some buyers who are unable to attend an open house, will prefer to view the property mid-week. For these individual appointments, we will work with you in advance to organise a time that suits both parties.
Following you’ll find some handy hints on how to prepare your home for an open house.
- De-clutter: This is one of the most important tips that will help maximise the appeal of your home. A cluttered house can appear untidy, and often makes the space look smaller than it actually is.
- Natural light: Well-lit houses feel bigger and more inviting. Open blinds and drapes, and on overcast days turn on the lights.
- Comfortable temperature: On cold days turn on the heater, or light a cosy fire if you have a fire place. The same applies for hot days – use your air-conditioner.
- Clean air: If your home has been closed up, or smoking and pet odours are a problem, consider airing the rooms or lighting scented candles. A bad odour will leave the wrong impression.
- Tidy everything: Built-in robes, cupboards, closets and sheds are all part of the purchase, so don’t be surprised if buyers want a peek.
- Maintenance: The outside of your home, particularly the front yard, is the first thing potential buyers will see. Ensure your lawns are mowed, your drive-way is clean and your gardens are tidy.
- Pets: Your pets may be a part of your family, but at an open inspection they can sometimes be a problem. We suggest they are restrained and away from areas visited by buyers.
