At the start of every tenancy in NSW, you’re required to fill in an entry condition report (Form 1a). This form is used to determine the condition of the premises at the start of a tenancy. Its purpose is to protect both the tenant and the landlord, and is often referred to as evidence in the event of a dispute over the bond refund at the end of a lease.
When you sign a tenancy agreement with Professionals Clyde Poulton Real Estate, our Property Manager will provide you with a copy of the report to fill in. Our Property Manager will have already completed part of the form, indicating the condition of the premises. You will have the opportunity to agree, disagree and/or note additional comments.
In our Professionals ‘How to complete an entry condition report’ video below, Karl explains what is expected, and how to complete the form.
